Alamo is located in Contra Costa County in the San Francisco East Bay Area. Alamo is an unincorporated community situated in the San Ramon Valley beside a number of much larger cities such as Danville, Walnut Creek, Moraga, and Diablo. According to Robert A. Kleinhenz, Ph.D., Deputy Chief Economist for the California Association of Realtors®, "The market and economic conditions that gave rise to an outstanding 2005 performance will generally prevail again in the year to come and
contribute to another very good year."

He predicted:
• "Steady but moderate economic growth accompanied by improvements in the labor market and low inflation • Rising but still very favorable interest rates along with continued use of innovative real estate financing options. • Current and long-run demand forces continuing to encounter supply constraints."

(Please note that average sales prices at the very beginning of the
year can be misleading because there are only a few sales.)

Several trends seemed to be present this month. In all of the
17 communities surveyed, the sales price to list price % was under 100%.
This is the first month that has occurred in a long time. The time it took to sell a home also increased somewhat in all of the communities.
Average y-t-d closed prices increased in 5 of the 17 communities. Buyers
are finally able to find more available homes, at least for now. It will
be interesting to see what happens during the prime months of spring. Stay tuned!

Gino Blefari
Founder, President and CEO of Intero Real Estate Services
After more than 20 years of experience in real estate sales, development and management, from local to national operations, Gino formed Intero Real Estate Services to address what he felt was a void in the industry and a lack of viable choices for both agents and consumers.

In creating Intero, Gino recruited many former colleagues to his management team whom he feels possess the required ideology to reach the top echelon of the industry. He has a passion for mentoring that allows him to share his cornerstones for success: time management, discipline and commitment.

In only three short years, Mr. Blefari and the executive team have built the company into one of the largest real estate brokerages in the country. In July of 2005 Intero Real Estate Services was recognized by REALTOR® Magazine as the fastest growing real estate company in the nation. REALTOR® Magazine, the official magazine of the National Association of REALTORS®, ranked Intero #1 out of the approximately 80,000 brokerages nationwide in growth of sales and transaction sides with 167.6% and 128.3% increases respectively. Currently, Intero Real Estate Services has 40 offices serving California and Arizona.

Gino began his real estate career in 1982 and for the next 14 years was a top-producing agent averaging 61 homes sold per year. During this time, he not only excelled as a salesperson, but also as a manager, and then the company’s Chief Operating Officer. Shortly after his company was sold in 1997, Gino was named President of the new company and he was credited with increasing profits by 280 percent in his first year. By 2000, he had the top 5 offices and 7 of the top 11 offices within Century 21’s 6,300 worldwide offices. In 2001, Mr. Blefari was promoted to Senior Vice President of NRT, where he began working on a national level.

In addition to his on-the-job mentoring, Gino teaches “Principles of Real Estate” at De Anza College. He is a former director of the National Association of Realtors, and a 1978 graduate of San Jose State University with a BS degree in Business Administration. In his spare time, he enjoys coaching softball and soccer, reading, and gardening, raising redwood tree seedlings and donating them to benefit the community. He resides in Los Altos with his wife and daughters.

Robert Moles

As of April 2004, Robert Moles was named Chairman of Intero Real Estate Services. Mr. Moles, a self-proclaimed student of real estate for over 25 years, is widely regarded as a distinguished leader in the industry and a keen observer in the areas of policy and market trends.

Prior to joining Intero, Mr. Moles was the President and CEO of the Real Estate Franchise Group of Cendant Corporation, the largest franchiser of residential and commercial real estate brokerage offices in the world. As CEO of the group, Moles oversaw the Century 21®, Coldwell Banker®, Coldwell Banker Commercial®, ERA® and Sotheby’s International Realty® real estate companies, which combined have more than 13,000 franchised offices and more than 262,800 brokers and agents worldwide.

In 1997, Mr. Moles was named President and CEO of Century 21 Real Estate Corporation, the world’s largest residential real estate sales organization. During his tenure as President and CEO, he is credited with re-establishing and enhancing the brand’s leadership position with the introduction of its “Vision 2100” strategic plan. Under Vision 2100, the company initiated and completed the following programs: an award-winning advertising and promotions campaign, a state-of-the-art technology-based training platform, a redesigned and enhanced Web site, a new Internet-based transaction reporting system, and an improved franchise support system. Prior to Century 21, Mr. Moles was President/CEO of Contempo Realty, Inc., in Santa Clara, CA. Under his leadership, Contempo’s annual transaction volume grew from $85 million to more than $2.4 billion.

Mr. Moles is recognized as a leader in the area of developing relocation and financial services for brokers. He has led the industry in advocating the creation of value-added services for the purpose of recruiting and retaining agents, and to meet the ever-changing needs of today’s consumers.

Tom Tognoli
Founder, Chief Operating Officer of Intero Real Estate Services
Tom Tognoli is Chief Operating Officer of Intero Real Estate Services. He has more than 18 years of experience in real estate. As COO, Tom is responsible for real estate sales, marketing, operations and information technology for both Intero Real Estate Services and Intero Franchise Services.

Prior to accepting the position of COO in 2005, Tom was Founder, Vice President and Managing Officer of the Cupertino branch of Intero Real Estate Services. His accomplishments during his tenure at the Cupertino branch included managing one of the top offices company-wide, recruiting more than 120 agents and spearheading the development of Agent Achieve, Intero’s agent productivity Intranet. Tom strives to build a company culture based on values intrinsic to Intero: trust, respect and integrity. He believes a work environment that empowers people will allow Intero to attract and retain the best agents in the industry.

Tom co-founded Intero in 2002 after managing the Cupertino branch of Century 21 Seville-Contempo/Coldwell Banker for over five years. In 1997 and 1998, Tom’s branch ranked second among the 6,500 worldwide offices within the Century 21 network. During that time, he also led the successful merger of Century 21 Seville-Contempo with Coldwell Banker Northern California.

Tom is a lifelong resident of the Bay Area. He is active in the community and supports charities including the Make-A-Wish Foundation and The Intero Foundation. Tom enjoys golf, snowboarding, fitness training and spending time with his family.

John Thompson
Founder, Sr. Executive Vice President of Intero Real Estate Services and Managing Officer of Intero Los Altos
Born and raised in Silicon Valley, John has over 15 years experience in residential real estate and managing branch operations. His goal at Intero is to create a company with the highest professional and ethical standards in the industry, while ensuring a commitment to giving back to the community. He is passionate about creating an energetic environment that is results oriented, but thinks beyond just selling homes.

John’s real estate career began in 1988; within a year he was playing a major role in the success and growth of the company. He managed the Cupertino branch during the time it was recognized as ranking in the top 3 among 6500 offices worldwide. In late 2002, John joined Gino Blefari, with whom he had worked his entire career, at Intero Real Estate Services.

John received his degree in Business Administration with an emphasis in Finance and Marketing from the University of California at Berkeley in 1985.

Terry Meyer

Terry Meyer is Executive Vice President and Managing Partner of Intero Real Estate Services and managing broker of Intero San Jose. Mr. Meyer has over 18 years experience in residential real estate sales and managing operations in branch offices.

Mr. Meyer is a team oriented manager with an extensive background in building and running successful branch offices. His goals for Intero are to utilize the responsive, agent friendly structure to create a company focused on customer service that is unequaled within the industry. Mr. Meyer started his career in residential real estate in 1985 as a salesperson at Century 21 Seville-Contempo. Over a 13-year period, he was a consistent top producer for one of Silicon Valley’s busiest real estate firms, and successfully executed over 600 purchase contracts. In 1997, Mr. Meyer was promoted to Branch Manager of Seville-Contempo’s Willow Glen office, where he managed operations for one of the top ten offices in the entire Century 21 system. In conjunction with his role as Branch Manager, in 2000 Mr. Meyer was named an Executive Vice President with Century 21 Seville-Contempo, a position that allowed him to work with other Branch Managers in developing systems to improve management functions. Most recently, Mr. Meyer managed operations at two Coldwell Banker Northern California offices in San Jose where he oversaw over 130 agents and staff. In late 2002, Mr. Meyer joined his colleague Gino Blefari at Intero Real Estate Services, where he quickly set about creating a company culture that is unique to the industry.

Mr. Meyer received his degree in graphic design, with a concentration on marketing, from San Jose State University in 1985. He has served as the Director of the California Association of Realtors, and has received numerous industry awards. Mr. Meyer is an avid sports fan, wine enthusiast and chef, and is a devoted husband and father of two children. He and his family reside in the Willow Area of San Jose.

Jeff Sposito
Jeff Sposito, Regional Vice President of the East Bay for Intero Real Estate Services and Managing Officer of Intero Danville and Intero Blackhawk
Mr. Sposito has 30 years of experience in real estate management and ownership.

As the Regional Vice President overseeing the East Bay region, Mr. Sposito personifies Intero’s company vision. He has risen through the ranks of the real estate industry and is dedicated to best serving the needs of the client by hiring top agents and providing the tools needed to succeed. As a current leader in real estate, Mr. Sposito started his career as a top producing agent in the mid ‘70’s and moved up into several prestigious management and ownership positions, managing some of the top offices in the country for several nationally known real estate companies. Over the three decade span of his career, Mr. Sposito has won numerous awards, including Realtor of the Year, the Outstanding Leadership Award and was recipient of the “Best Exchange Award”, given by the California Association of Realtors.

Reinforcing his leadership role within the real estate industry, Mr. Sposito is currently a Director for the California Association of Realtors and he also serves as a Director of the National Association of Realtors. Additionally, he was President of the Bay East Association of Realtors in 1985 and President of the Contra Costa Association of Realtors in 2001, the only individual to have ever held both these prestigious titles. He holds Certified Residential Specialist (CRS), Certified Residential Broker (CRB) and Graduate of the Realtor Institute (GRI) designations. Mr. Sposito lives in Blackhawk with his wife Teresa. Together, they have two grown sons, Shane, who is a pilot in the United States Army, and Jeffrey, who is a student at Chico State.

Kevin Moles
Founder, Vice President of Intero Real Estate Services and Managing Officer of Intero Morgan Hill
Kevin has extensive experience in residential real estate; his career having begun when he received his license in 1974 while just a senior in high school. His goal is to make the Morgan Hill office the number one office in market share in South County.

Kevin has a well-earned reputation for spearheading offices that experience rapid growth. In 1984, after only four years as a full-time salesperson, he opened an office in Morgan Hill. From 1987 through 1997, his company grew from 85 agents to 850 agents. When he joined Intero in late 2002, his ambition and respect for his agents resulted in a loyal group of fellow real estate professionals joining him as he opened the first Intero office with 45 top producing agents.

Kevin received his Bachelor of Arts degree in psychology from Chico State University in 1979. He is a past state director for the California Association of Realtors.

Brian Crane
Founder, Vice President of Intero Real Estate Services and Managing Officer of Intero Los Gatos
With more than 14 years experience in real estate sales and mortgage lending, Brian has been recognized as a top 5% Realtor/Broker in Santa Clara County for the past several years. His passionate belief is that by planning and setting goals everything is achievable. Renee Kunz

Renee Kunz is Vice President and Managing Officer of Intero Real Estate Services Hollister. Ms. Kunz is a life long resident of Hollister and has over 13 years experience in real estate where she has assisted over 250 families find a place to call home.

As manager of Intero Hollister, Ms. Kunz considers her office as an extended family. She encourages her agents to practice Intero’s fifteen core values, the most important being honesty, integrity and loyalty. An enthusiastic hands-on manager, she believes the more knowledge agents posses, the better they perform for their clients. As an agent, Ms. Kunz was a consistent top producing agent and quickly earned a reputation for her extensive real estate knowledge and management skills. She specializes in all aspects of Real Estate including commercial and residential property management. Before joining Intero, she gained experience in management as an assistant manager for Coldwell Banker in Hollister.

Ellen Anderson

Ms. Anderson’s has almost 20 years of experience in residential real estate sales and managing operations in branch offices in San Francisco East Bay region.

As the manager of the Orinda office, Ms. Anderson is committed to guiding agents to realize a successful career in real estate, as well as recruiting the best individuals to join the Intero team. Before joining Intero, Ms. Anderson was a Senior Sales Consultant and Relocation Specialist with Alain Pinel in Danville. Prior to that, she was Operations Manager and Senior Sales Consultant with Contempo Realty’s Danville office, then a Sales Manager and Senior Sales Consultant with Pacific Union Real Estate Group’s Lafayette and Orinda offices. She was also a Partner and Senior Sales Consultant with Pacific Union Residential Brokerage in Danville. Ms. Anderson gained her experience as a Realtor Associate with Coldwell Banker’s Danville office from 1984 to 1990.

Ms. Anderson graduated Cum Laude from University of South Carolina in 1971. She is a member of the National Association of Realtors, the California Association of Realtors, as well as the Porsche Club of the Diablo Region. In addition, Ms. Anderson supports the Battered Woman’s Shelter, and enjoys exercise, cooking and playing the piano in her free time. Ms. Freeman has accomplished a lifetime of achievements in her 25 years as a real estate professional. As a 37-year resident of Contra Costa County, Ms. Freeman’s knowledge of her marketplace and the surrounding communities is unsurpassed.

With a long list of awards and recognitions in real estate sales, she has distinguished herself in the Bay Area and nationwide as a professional with the focused energy to get results. As a manager, Ms. Freeman leads by example and bases her management philosophy on Intero’s principles of "Integrity, Compassion, Loyalty, Commitment, and Professionalism." Harry Murray

Mr. Murray has over three decades of experience in real estate management, from branch offices to the corporate level.

Since his career began, Mr. Murray has set an unparalleled standard of integrity and professionalism for himself and those with whom he works. As Vice President, Mr. Murray will play a pivotal role in Intero’s growth, advancing its position as a leader in the real estate industry. As Managing Officer of Intero Saratoga, he will provide agents with his years of experience and vast knowledge of the Saratoga real estate market. Prior to joining Intero, Mr. Murray was Vice President/Directing Officer and the Broker of Record with Alain Pinel Realtors since 1990. During his tenure at Alain Pinel, he opened and built the Los Gatos office into 100 agents strong making it the top real estate office in the valley. After that success, Mr. Murray went on to manage their Saratoga office for 11 years. Previously to his time at APR, he managed the Los Gatos office of Fox and Carskadon for over a decade.

Besides real estate, Mr. Murray is passionate about his charitable endeavors. Most notably, Mr. Murray was a longtime member of the Board of Directors for the Eastfield Ming Quong Foundation, which provides treatment to children and their families. He is currently Chairman of the organization’s annual Strawberry Festival, a position he has held for the past nine years. Chris Hawkins

Mr. Hawkins has spent over 10 years in real estate sales building a successful business based largely on repeat and referral customers. His production has earned him numerous achievement awards a consistent “Top 10” office ranking and placed him among San Jose Magazine’s top 5% of Silicon Valley agents. Because of his reputation for skillfully managing real estate transactions, Mr. Hawkins has also been an instructor at Intero’s Art of Real Estate education program for the past two years. He teaches the skills of presenting and negotiating contracts with emphasis on proper dialogue, managing expectations, and demonstrating value to clients.

Mr. Hawkins has worked under President and CEO, Gino Blefari, his entire real estate career. He is truly a product of the Intero culture and strongly advocates an environment of growth, mutual respect, and high achievement. Mr. Hawkins encourages agents to grow in all areas of their life as the best means to achieve professional success.

A Bay Area native, Mr. Hawkins grew up in Los Altos and attended St. Frances High School. At San Jose State University, Mr. Hawkins graduated with a B.S. in Business Administration-Marketing and a minor in Advertising. Jess Wible

Mr. Wible has more than 15 years experience in real estate sales and marketing.

Mr. Wible has always taken an ‘agents come first’ attitude when it comes to his management style. His approach to business provides an environment that allows people to grow to their fullest potential and have fun while doing it. In every office that Mr. Wible has managed, it has been his goal to run the leading branch in its service area. He accomplishes this by utilizing his skills to lead, motivate, train and recruit agents who want to take their careers to the next level. Mr. Wible started his real estate career as a salesperson at Contempo Realty in 1990. In 1997, Contempo was purchased by National Realty Trust (NRT) and merged with Seville Properties to become Century 21 Seville Contempo. In 2000, Mr. Wible was named the Branch Manager of Seville Contempo’s Sunnyvale office. Later in 2000, Mr. Wible oversaw the remodel and merger of the Sunnyvale Century 21 Seville Contempo office with the Coldwell Banker office also in Sunnyvale. The newly formed office continued under the Coldwell Banker brand. Mr. Wible was instrumental in growing the Sunnyvale Coldwell Banker office to the point that it captured 42% of the Sunnyvale market share and he hired an additional 42 agents to the original 34 during his tenure. In January of 2004, Mr. Wible joined forces with his lifelong friend, Gino Blefari, founder, president and CEO of Intero Real Estate Services. Mr. Wible took on the challenge of opening the first Intero office in San Mateo County. His accomplishments included recruiting more than 70 agents while overseeing the opening of a state-of-the-art facility in downtown San Carlos.

Mr. Wible is an avid sports fan, enjoys playing golf, riding his bicycle and reading. He resides in Pleasanton, California with his wife, Teresa, and their daughters Alyssa and Olivia. Mr. Wible graduated with a business degree in 1978.

Ralph Armenio
Vice President of Intero Real Estate Services and Managing Officer of Intero San Carlos
A Bay Area native, Mr. Armenio has more than 20 years of real estate experience in sales and sales management.

Mr. Armenio joined Intero in 2005 after successful stints at Cushman & Wakefield and Grubb and Ellis where he managed several large branch offices over a 15 year period. As manager of Intero San Carlos, Mr. Armenio believes delivering unparalleled customer service in an agent friendly environment is critical to building a successful branch. By utilizing his extensive skills in sales and management, Mr. Armenio recruits, retains, and motivates his agents to grow and succeed. Mr. Armenio’s has spent his entire business career in both sales and senior sales management. He received his salesperson’s license in 1979 and quickly thereafter upgraded that to a Brokers license. He has consistently achieved a reputation for his strong interpersonal and successful sales and management skills.

Mr. Armenio received a Bachelors Degree in Business from San Jose State University. In addition to spending time with his family, golfing and working out, Mr. Armenio is active in his community, volunteering his time to the San Jose State University Business Alumni Association. Mr. Armenio is a resident of San Mateo where he has lived with his wife Lynn for more than 35 years. Kathie Kingston

Mrs. Kingston has spent more than seven years in real estate sales building a successful business as a top producer and listing agent throughout Santa Clara County. Mrs. Kingston’s heart has always been in line with making the agent better. She found the most rewarding aspect of her job was to have helped or to have inspired a fellow agent. This is the same philosophy she brings to her management career. Her mindset has always been that she is in the "dream" business and she is convinced that anyone who is properly trained and focused can achieve anything they want.

Prior to joining Intero Real Estate Services, Inc, Mrs. Kingston was an agent with the Almaden branch of Century 21 Seville-Contempo/Coldwell Banker for more than four years. While at C21 Seville-Contempo, Mrs. Kingston had the opportunity to meet and work with Intero Real Estate Services’ Founder, President and CEO Gino Blefari. She was impacted immediately by his passion and found it to be contagious. She was thrilled when Mr. Blefari started Intero Real Estate Services and she had the opportunity to join such a dynamic company.

A Bay Area native, Ms. Kingston grew up in San Jose and attended Archbishop Mitty High School. She was a three sport athlete and was voted Most Athletic from her classmates. She was Captain of the of the CCS champion women’s basketball team and was also the pitcher for Mitty's Varsity softball team and in 1986 soccer champion Brandi Chastain was her teammate. Mrs. Kingston currently resides in Morgan Hill with her husband and five children where she cultivates her love of writing and playing Blues music.

Keys to Smart Home Buying
Buying a home is one of life's most important investments and exciting adventures. Even experienced buyers, however, can find this complex process a bit overwhelming. We will guide you every step of the way. In addition to the crucial step of locating and presenting properties that match your search criteria, we will help you along the path between "I want this house!" and "I own this house!"

The Search Begins
You should start your search by determining your price range, and how much can you afford. While lenders use different formulas for arriving at this figure, a general rule of thumb is that you should spend no more than 28% of your gross monthly income on housing costs or PITI (principal, interest, taxes and insurance), and no more than 38% on combined total monthly house and other long-term debt payments. However, each person's financial picture is unique and we'll be happy to put you in touch with a lender we trust to evaluate your buying power.

Understanding the Asking Price
Many factors influence the price that a seller expects to get for their home. While only you can decide how much you feel comfortable offering for a property, we can gather critical information for you regarding the factors that impact how much you should consider paying for the home. These factors include:

* How long the home has been on the market
* If the price has been reduced
* The prices for other comparable homes in the area
* If there are multiple offers
* Other items that might be included in the sale - furniture, hot tub, etc.
* The "list to sale price ratio," an indication of how competitive the market is for homes in this area.
* Why the seller is selling
* Whether the seller is offering an assumable loan or financing

Getting Your Mortgage Application Started
Being pre-approved by a lender can put you in a much stronger negotiating position, because it shows the seller that you are a committed buyer, financially capable of buying the property, and more likely to close on the property. Keep in mind that pre-approval is different from pre-qualification. Pre-qualification is merely an estimate of what you may be able to afford. Pre-approval occurs when the lender has reviewed your credit and believes that you can finance a home up to a specific amount. However, neither pre-approval nor pre-qualification represents or implies a commitment on the part of a lender to actually fund a loan.

Here are some of the current documents you'll need to get started:

o Current pay stubs

o Tax returns, usually for two years
* ASSETS

o Investments/brokerage firm statements
o Net worth of businesses owned (if applicable)

Financing Your New Home
The financing process can take anywhere from 10 to 90 days, but typically runs 30 to 45 days. We'll be involved throughout the process to help it run smoothly. The basic timeline for what will happen along the way is as follows:

* You submit the completed application and any required supporting documentation to the lender
* The lender orders an appraisal of the property, a credit report, and begins verifying your employment and assets
* The lender provides a good faith estimate of closing and related costs, plus initial Truth in Lending disclosures
* The lender evaluates the application and your supporting documents, approves the loan, and issues a letter of commitment
* You sign the closing loan documents and the loan is funded
* The lender sends their funds to escrow
* All appropriate documents are recorded at the County Recorder's Office, the seller is paid, and the title to the home is yours

Negotiating the Offer and the Contract
You may make your offer subject to certain terms or contingencies, including securing of financing or perhaps the sale of your current home. You may also make the contract subject to various inspections by both you and professional inspectors. Most contracts include some standard provisions, such as property taxes, insurance costs, utility bills, and special assessments, which will be prorated between buyer and seller. Others outline what happens if the property is damaged before closing, or either party fails to go through with the sale. We will review with you every aspect of your offer. Together, we will plan a strategy for getting the most advantageous terms for you - the buyer - at the price you are willing to pay for the property.

Inspections
Real estate contracts often contain contingency clauses that allow buyers to inspect the property. Certain inspections are required by lenders and others are a matter of observation and what is particular to a region or area. Which party pays for these inspections is negotiable. The two most common types of inspection are:

Wood Destroying Pest and Organisms (Termite) Inspection
This inspection identifies existing or potential pest, dry rot, fungus and other structure-threatening infestations or conditions. The initial inspection fee covers only those areas which are accessible to the inspector. Inspections of inaccessible areas cost more and are subject to an estimate by the inspector. These inspectors must be licensed and can give estimates to correct noted problems, can make the suggested repairs, and can certify that the work has been completed.

General House Inspection
This inspection identifies material defects in the essential components of the property based upon a noninvasive physical inspection. There are no licensing requirements for someone to be a home inspector. These inspectors are not allowed to give estimates to correct noted problems, nor can the inspector perform any of the repairs.

Title Search Process
A title search spells out who has the right of ownership for a property. It is considered "clear" if there are no claims or liens against it. In order to make sure nothing will prevent transfer of the property to you, a title company will conduct a title search and prepare a preliminary title report that indicates what recorded matters affect the title to the property and if the title insurance company is willing to insure the title. At the close of escrow, the title company will issue an Owner's Policy of Title Insurance to protect you against losses that might arise from covered claims on the title. Preparing For The Closing Costs
A home purchase is a complex transaction involving many parties and associated fees. In addition to your deposit and down payment, there are a variety of other costs involved in the close of escrow, including:

* Loan origination fees, appraisals, and reports
* Surveys and inspections

* Hazard insurance
* Taxes
* Assessments
